WHEREAS, I am the owner of flat bearing Flat No.{{flat_number}}, admeasuring {{area}} (Built-up) area on 6th Floor in the society known as {{name_entity}}., (Regd. No.{{registration_number}}
HSG/ 1508/ Year 1981, dt.{{date}}) lying, being and situated at Pokhran Road No.1, Shastri Nagar Naka, Vartak Nagar, Thane
(W) – 400606, Revenue Village - {{revenue_village}}, bearing Survey Nos.{{survey_numbers}}, Tal. and District {{taluka_and_district}}, Registration District and Sub-Registrar {{taluka_and_district}}, within the limits of {{municipal_local_authority}}, (hereinafter referred to as Said Flat) ;
AND WHEREAS, I am residing Abroad, I am not in a position to look after the said flat and to present before various authorities of government for concerned works and complete all other formalities.
AND WHEREAS, I desirous to appoint My Father MR. ARUN RAGHUNATH SALUNKE, age – {{age_2}},
PAN – {{pan}}, Aadhaar Card No.{{aadhaar_number_2}}, Indian Inhabitant, residing at {{address_2}} my true and Lawful Attorney for the purpose of doing following acts, deeds and things.
KNOW NOW I by THESE PRESENTS, that, I,
MR. NINAD ARUN SALUNKE, do hereby appoint, nominate and constitute, the said MR. ARUN RAGHUNATH SALUNKE as my true and lawful Attorney to the following acts, deeds and things.
To sell the said flat and execute to Agreement/ Agreement for Sale / Sale Deed / Conveyance Deed / Rectification Deed, Release Deed, Gift Deed / Cancellation Deed and other relevant documents for Sale of the said flat and to receive consideration thereof and accept receipt in my name and on my behalf and deposit amount to my Bank Account in my name and on my behalf.
To take possession of the said flat and to look after the said flat and well maintain the same.
To pay all taxes, charges and outgoings regarding the said flat to concerned authorities from time to time.
To present for registration Agreement/ Agreement for Sale / Sale Deed / Conveyance Deed / Rectification Deed, Release Deed, Gift Deed / Cancellation Deed and other relevant documents executed on my behalf and admit the execution thereof executed on my behalf.
To appear before Sub-Registrar and admit the execution of the said executed in my name and on my behalf.
To apply to Sub-Registrar to get such registered Agreement/ Agreement for Sale / Sale Deed / Conveyance Deed / Rectification Deed, Release Deed, Gift Deed / Cancellation Deed and other relevant documents in my name and on my behalf.
To present meetings of Society from time to time.
To execute applications, affidavits, declaration, bonds for the said purpose in my name and on my behalf.
To do all acts deeds and things for me and on my behalf to cause the attendance of my executing parties to such documents before the Sub-Registrar of Assurance, concerned, to make any application or submissions in writing for the purpose of effectively registering such documents as my said Attorney may deem fit and proper.
To mortgage of the said flat and obtain loans from banks, financial institutions or private persons at such rate of interest and upon such terms and conditions and for such duration as my said Attorney may in his absolute discretion think fit and for the purpose to sign and execute such agreements, deeds, undertakings, declarations, affidavits, bonds, releases, re-conveyances, receipts, papers, writings etc. as may be necessary and as my said attorney may deem fit and proper or be advised.
To sign, seal, execute and deliver all documents and assurances in the nature of Conveyance, Assignment, Surrender, Mortgage, Charge, Transfer of Mortgage, Release, Re-conveyance, Indemnity and/or Writings, Contract, Agreements and Instruments whatsoever in or about the management and administration of the said flat as my Attorney may deem fit and proper to effectually carry out the purposes of these presents.
To sign, seal, execute and deliver all documents of the said falt to bank purpose and to repay loan and execute re-conveyance deed after fulfilling of entire loan amount in my name and my behalf.
This Power of attorney is executed by me in favour of Attorney Holder, without accepting any monetary consideration from Attorney Holder, hence it attracts Stamp Duty of {{amount_rs}} only.
AND I, myself agree to ratify and confirm all and whatsoever my said Attorney shall purpose to do or cause to be done by virtue of these presents.
